The Las Cruces Extra-Territorial Zoning Commission agenda for a public hearing to be held on Thursday, November 01, 2007, at 7:00 p.m., in the County Commission Chambers at 845 N. Motel Boulevard, Las Cruces, New Mexico.

1. Case ETZS-07-020: A request for preliminary plat approval for a development known as Pecan Valley Estates. The subject property comprises 18.702 ± acres and the application proposes 16 ± residential lots. The subject property is zoned ER3 (Single-family residential, 1-acre minimum lot size). The subject property is located north of Lopez Road and west of Dona Ana Road. The applicant is also seeking a waiver request to the ETZ Subdivision Code regarding the required pro-rata share of road improvements to both Lopez Road and Dona Ana Road. In lieu of improving the required pro-rata share of improvements to Lopez Road and Dona Ana Road, the applicant is proposing to improve a 36-ft wide segment (HMAC, Centered) along Lopez Road and construct a right turn deceleration lane on Dona Ana Road adjacent to the proposed development. Submitted by Lilley Engineering, Inc. for Jabasage Investments, LLC.
